Our First Coffee Date
Depending on your schedule and geographical location, our first meeting is arranged to either meet in person or have a phone chat. It’s a ‘no expectations’ chance for us to work out if we might be a good fit to work together and start your property hunt. The general agenda of the meeting is:
- You share your current situation and what it is you are trying to achieve and any time frames you are working towards
- I explain the services we offer and what you can expect from us
- I answer any questions or concerns you might have about using a Buyers Agent or our valuation service. All going well we move onto Step 3.
The ‘Get Set to Buy’ Process Begins
Should you decide to use our services (and we really hope you do!) we both sign the paperwork and the initial fee ($1,650 inc GST) is payable. You complete a ‘Wish List’ (which as the name suggests) is a detailed profile of your specific requirements and assists us to to narrow down the type of abode that will make The Shortlist.
We also ensure your finance is in tip top shape in order to pounce on the chosen property without lengthy finance delays.
Your Savvy Fox Is Released And Your Property Hunt Begins Immediately
Don’t worry… I already know you have stalked every property on realestate.com and domain.com. Our first port of call is our extensive network. An array of properties are sourced from Agents that have properties listed on the open market and also unlisted properties that have perhaps not made the market yet but the owner is interested in having a conversation.
Owners are contacted directly in specific area’s bypassing the need for the seller to have an agent as we are contacting them directly. We accept every clients has different desires and what one person finds a positive, another may not. For example, one client might like a low set house as they don’t like stairs, where as another will prefer to reside off the ground in a high set home and enjoy district views.
We are well versed in knowing what is important to our investor clients- the numbers must stack up! We pay careful attention to a locations history of capital growth and what is achievable as a rental return/tenant desirability.
When specific properties are identified a valuation report is undertaken. 95% of Buyers Agents are unable to include this vital step as they are not Registered Valuers.
Previous area sale prices, site specific and local development applications, flood reports, Airport overlays, easements, title search etc are all discovered and reported on.
The report is prepared including suburb profiles, comparative market appraisals and rental appraisals (if applicable). We usually charge $550 for a one off valuation so when you are a full service client you get a number of these included in your fee.
Your Savvy Fox will arrange a private viewing or attend the open home and video the properties including the neighboring area to show you street, local shopping centre, schools etc. This step is to investigate the appeal of the property and the area for you as a home-buyers but also investors and potential tenants. The Agent representing the owner will definitely only highlight the best features of the property and its my job representing you to identify any negative features that you can’t see online. For example: a bus stop directly out the front or a service station as your neighbor. Jacqueline is your eyes and ears and will report back on ALL aspects of the property good and not so good.
A shortlist of analysed and inspected properties is created and delivered to you (usually via email) and we welcome you to ask questions, voice concerns and personally inspect your favorites where possible.
For our interstate or overseas (or just darn busy) clients, we put together a comprehensive video walk through so you will feel like you have attended the property in person.
We are most happy to meet with and walk through a family member or friend if you prefer just ‘for peace of mind’.
This is the part that when we need you to just relax and let us do what we do best. Who am I kidding??…..Promise me to at least try too!! We know it’s super stressful especially if you have missed out before.
Jacqueline is tertiary trained with decades of experience in negotiation and every ‘buy’ is different so we devise a unique strategy for how to achieve a favorable outcome for our clients. Sometimes it’s a deceased estate with grieving and sadly ‘fighting’ family, sometimes it is divorce with shattered dreams….every situation is different and we assess all of this when we negotiate.
Our main objective is to secure the property you desire at a price you are comfortable with.
Having been Selling Agents, we know every trick in the book, every line, every script and dialogue Agents learn at Wednesday morning team meetings! And lets face it….it is their job to act for the owner and secure a contract that has the best terms for their client. Having a Buyers Agent acting exclusively in your best interests evens out the playing field. Relax Buyers, You’re Represented.
At this point we engage the services of professionals such as building and pest inspectors and property conveyancers for the legal’s and even builders or engineers if it’s a renovation you are wanting to do.
This is usually the time that things can get a little stressful if you are not experienced or even if you are!! There are a lot of checks and balances with finance – your bank will lose your loan documents at least once, I wish I was kidding.
Your building inspector might not be happy with the condition of the roof, we might use this as an opportunity to re-negotiate the price, it could work in your favor if you were planning on renovating anyway.
Your Savvy Fox will guide you through the process from contract exchange to settlement and find solutions at each curve ball that comes our way. Working closely with your property conveyancer and your finance person we will guide, smooth over and satisfy any special conditions in the contract as we move towards settlement.
A few of the most important due diligence boxes to tick are:
- Full finance approval, liaising with the bank valuer
- Satisfactory building and pest inspection
- Body corporate and other conveyancing searches
- Quotes from tradespeople if you intend to renovate
Jacqueline will thoroughly review the building and pest report and highlight any concerns that she thinks are important to be aware of.
Of high importance, Jacqueline will arrange and attend the pre-settlement inspection right before settlement. Imagine if this wasn’t done and there was a broken window or a burst pipe flooding the laundry the week before settlement!! That would be your problem once settlement occurred if we don’t thoroughly inspect right before settlement.
